1.    I suggest that you contact Brad Wright, City Administrator, to determine what the cost of maintenance being performed by the City of Red Oak – namely the lot mowing. It is my understanding that the cost is substantial and is carried forward as a lien on the  property. Check with Brad Wright to clarify. This includes both properties of 110 S 2nd St, and 214 S. 1st St.
 
2.    If there are plans for DJR personnel to be in the Community on a frequent and/or regular basis, then I would suggest exploring the possibility of purchasing a local multi-bedroom home that could be purchased on a land contract.
 
3.    If you have any development plans for the property at 214 S 1st, then you should get the details on the ownership and status of the connecting property lot to the south. Regardless, I would not consider any form of single or duplex residential structure for this property. NOTE: The availability of the connecting lot to the south of this property  is imperative for any plans for development of this 214 property.
 
a.) I would explore the potential for requesting rezoning to be able to erect storage units. This location within the City does offer a potential market for such. The area could be secured at a minimal cost since 3 sides are already reasonably secure.
 
b.) Or… I would explore the possibility of rezoning for vehicle maintenance facility. This would include “breaking” and major vehicle repair services. This may be a long shot, but there is a significant need in the Community for major auto repair beyond oil changes and minimal services, which is the extent of most auto maintenance facilities in the Community. By major, I refer to transmission and motor repair and replacement. Even the large area Metro areas do not generally offer major services. There are no, or at least very few, auto breaking facilities anywhere close to this area. Offering new and used parts would offer significant profit potential from the breaking operation. Furthermore it is my belief that this business plan could attract investors.
